Last-mile distribution properties are small-to-mid-size urban or near-urban warehouses positioned close to population centers to enable rapid delivery to consumers. In lending, these assets command attention for their proximity-driven rent premiums but also for constraints such as limited parking, loading limitations, zoning restrictions and higher land values. Underwriters evaluate neighborhood compatibility, tenant operational hours, traffic impacts and municipal restrictions; appraisers place emphasis on rent differentials for urban locations and the potential for adaptive reuse in the event of changing logistics demand.

How to Use It In Context

When packaging last-mile assets for financing, sponsors should supply transportation and traffic studies, zoning confirmations and evidence of demand from e-commerce or delivery-oriented tenants. Lenders will examine lease terms, delivery frequency, vehicle queuing needs and curb access to assess operational feasibility and externality risk. Borrowers should anticipate that lenders may demand lower loan-to-value ratios, shorter terms or explicit covenants around permitted uses and parking management plans, all of which reflect higher complexity despite strong near-term income prospects.
