Rent receivership is a remedy where a court or contractual provision allows appointment of a receiver to collect rents, operate a property, and preserve income for the benefit of creditors. In commercial real estate distress, lenders may seek receivership to stabilize cash flow, ensure property preservation, and prevent dissipation of revenue when a borrower defaults or abandons operations. Receivers act as fiduciaries, manage tenants and maintenance, and remit net proceeds according to court directions or loan priorities, providing a practical alternative to immediate foreclosure or bankruptcy remedies.
